Roger estimates 50 per-cent of all cases he deals with are resolved without the need to go to court, therefore saving expense and time.

However, if everything else fails, Roger will represent the client in more formal legal proceedings.

Roger describes the cases he deals with as varied explaining there are a fair number of property disputes with neighbours at odds over boundary walls and rights of way, something more prevalent in older property.

He recalled one on the most unusual cases he dealt with was a long-running dispute between the Ramblers’ Association and a landowner that ended up in the High Court in London with the outcome setting a legal precedent at that time.

Roger added a decade ago people were reluctant to become involved in mediation.

He said: “Most people know if they end up in court, having ignored the request for mediation, they can be penalised so there is a heavy cost.

“Today the emphasis is about dispute resolution which can involve mediation, arbitration and joint settlements.”
